Flat Roofing Done Right for BC Rain

Flat and low-slope roofing is more demanding than it looks. On Vancouver Island, where annual rainfall can exceed 1,500 mm, a flat roof's drainage design and membrane quality are not details — they are everything. A poorly installed flat roof doesn't just leak; it accumulates standing water, accelerates membrane deterioration, and can eventually cause structural damage to the building below.

Beauchemin Roofing installs flat roofing systems on both commercial buildings and residential structures with flat or low-slope sections. We select the right membrane system for each application, design proper drainage that eliminates ponding water, and install every detail — perimeter edge, penetration seals, and flashings — to the highest standard.

Whether you are a business owner replacing a failing commercial roof or a homeowner with a flat-roof addition, garage, or carport, we bring the same level of care and expertise to the project.

Flat Roofing Systems We Install

Three primary membrane systems, each with distinct performance characteristics. We help you choose the right one for your building type, budget, and priorities.

TPO

Thermoplastic Polyolefin

The current industry favourite for commercial and residential flat roofs. TPO is a single-ply membrane heat-welded at seams to create a fully bonded, watertight joint. Energy-efficient white reflective surface reduces cooling loads. Excellent flexibility in cold temperatures.

  • Heat-welded seams — no adhesive to fail
  • Reflective surface saves energy
  • 20+ year lifespan
  • Resistant to algae and UV
  • Great value for commercial projects

EPDM

Ethylene Propylene Diene Monomer

The rubber roof. EPDM has been used successfully on low-slope applications since the 1960s and has an excellent long-term track record. Highly flexible in cold weather and resistant to UV ozone and weathering. Large sheet sizes reduce the number of seams — seams being the most common source of flat roof leaks.

  • Proven 40-year track record
  • Excellent cold-weather flexibility
  • Minimal seams in large sheets
  • Easy to repair
  • Good for complex roof geometries

Modified Bitumen

APP or SBS Modified

A torch-applied or cold-adhesive multi-layer system that builds up a thick, robust waterproofing assembly. Modified bitumen excels in high-traffic applications (rooftop patios, mechanical areas) and is particularly resistant to puncture. The layered system provides redundancy — if one layer is compromised, the layers below protect the structure.

  • Multi-layer redundancy
  • Excellent puncture resistance
  • Ideal for foot-traffic areas
  • Torch-welded seams
  • Very long service life

Drainage: The Most Critical Detail

No flat roof membrane can compensate for poor drainage design. Standing water is the primary enemy of any low-slope roof — it stresses seams, accelerates UV degradation, adds structural load, and provides an environment where algae and debris accumulate. Proper drainage is not optional in Campbell River.

Slope to Drain

All flat roof sections require a minimum slope of 1:50 to ensure water flows toward drains or scuppers. We verify existing slope and add tapered insulation where needed.

🌊

Drain Sizing

Interior drains and perimeter scuppers are sized for Campbell River's peak rainfall intensity — ensuring your roof clears water faster than it falls during heavy storms.

🔧

Drain Maintenance

We advise on regular drain clearing — the most important maintenance task for any flat roof. Blocked drains turn a functioning flat roof into a pond within hours during heavy rain.

Our Flat Roofing Process

1

Site Assessment

Full evaluation of existing roof condition, drainage, penetrations, and parapet details. We check decking condition before specifying the new system.

2

System Selection

We recommend the right membrane system and insulation for your building type, occupancy, and performance requirements, with options at different price points.

3

Installation

Membrane installed to manufacturer specs with careful attention to all terminations, penetrations, and drainage details — the areas where corners are most often cut.

4

Quality Check

Full inspection of all seams, flashings, and drain connections. Water test where practical. Warranty documentation and maintenance instructions provided.
