Essential Vancouver Island Service
Moss & Algae Removal
Campbell River's wet climate makes moss and algae inevitable on rooftops. Left unchecked, they shorten your roof's lifespan by years. We clear it safely and keep it gone.
Why Moss Removal Matters on Vancouver Island
Campbell River averages over 1,500 mm of rainfall per year, with temperatures mild enough for biological growth to occur year-round. This combination makes our area one of the most challenging environments in Canada for roof maintenance. Moss and algae don't just look bad — they actively damage your roofing material and dramatically shorten its useful life.
Moss holds moisture against your roof surface continuously. On asphalt shingles, this constant moisture causes the mat to swell, the granules to loosen, and the bitumen to oxidise prematurely. On cedar, trapped moisture accelerates rot. Even metal roofing can suffer from moss-related issues when debris accumulates at seams and penetrations.
Algae, though less physically damaging, produces the dark streaking you see on many Campbell River roofs. Beyond aesthetics, algae-stained shingles absorb more heat, increasing cooling costs in summer and accelerating granule degradation. Regular treatment keeps your roof performing and looking its best.

What Moss and Algae Actually Do to Your Roof
Moisture Retention
Moss acts like a sponge, holding water against your roofing material 24/7. This continuous moisture accelerates every form of roofing deterioration.
Root Penetration
Mature moss develops root-like structures (rhizoids) that penetrate between shingle layers, opening gaps for water infiltration and physically dislodging granules.
Warranty Voidance
Many shingle manufacturers require regular maintenance including moss treatment. Chronic moss growth can void the manufacturer's material warranty on your shingles.
Reduced Lifespan
Roofs with untreated chronic moss growth fail 5-10 years earlier than equivalent roofs that receive regular treatment. That's a major cost difference in replacement timing.
Our Safe Treatment Method
We use a soft wash approach — no pressure washing, which damages shingles and voids warranties. Our method kills moss and algae at the root and keeps them away longer.
Why NOT Pressure Washing
Pressure washing is fast and dramatic — you can watch years of buildup blast away. But it also blasts away the granules that protect your shingle's asphalt layer from UV radiation. A pressure-washed asphalt roof is a damaged roof. We never pressure wash shingles.
Removes granules, exposing asphalt
Often voids shingle manufacturer warranty
Doesn't kill the root — moss returns faster
Our Soft Wash Method
We apply a biodegradable, roof-safe biocide solution at low pressure that penetrates and kills moss, algae, lichen, and mildew at the cellular level. The treatment continues working after we leave — over subsequent rains, dead growth loosens and washes away naturally.
Safe for asphalt, cedar, metal, and tile
Kills growth at root level
Preserves granules and shingle integrity
Results visible within 1-3 months
Zinc Strip Installation — Long-Term Prevention
Treatment clears what's there. Zinc strips prevent it from coming back. When rainwater flows over zinc metal, it picks up zinc ions that are toxic to moss, algae, and lichen. Zinc strip installation at the ridge provides continuous, passive protection every time it rains — which in Campbell River is most of the year.
How It Works
Zinc strips are installed under the top course of shingles at the ridge, with a small portion exposed to the weather. Rain hits the zinc, becomes mildly zinc-enriched, and flows down the entire roof slope. This zinc runoff inhibits biological growth across the full roof surface below the strip.
Why We Recommend It
In Campbell River's climate, moss will return on most untreated roofs within 3-5 years of cleaning. Zinc strips extend that interval significantly — often to 10+ years — dramatically reducing the frequency and cost of future treatments while protecting your roofing investment continuously.
Annual Roof Maintenance Program
Our annual maintenance program combines moss and algae treatment with a full roof inspection — two critical services in one visit. Each visit includes a soft wash biocide application, inspection of all flashings, penetrations, and field shingles, gutter and valley debris clearing, and a written condition report so you always know exactly what state your roof is in.
For Campbell River property owners, this program provides the best protection for your roofing investment at a fraction of what deferred maintenance eventually costs. Enrolment is limited — contact us to get on the schedule.
